Welcome to the Office 3 Portal

The purpose of the GVA Facilities portal is to provide information to residents, occupiers and tenants of Office 3, on the property management services provided for the benefit of all & to ensure that the interests of all parties are met.

Health & Safety for the common parts is managed by way of periodic risk assessments undertaken by a specialist consultant.

The following aspects of the estate are reviewed;

  • General Risk Assessment - A General review of risks and process in place to manage.
  • Fire Risk Assessment - A specific review of the systems practical operation along with maintenance for the same, and changes made to the property will require intermediate review.
  • Water Risk Assessment - A specific review of the properties communal water distribution system, both for the;
    • Open System - Water distributed for general use.
    • Closed System - Water distributed for use by the buildings shared heating system.

The following records should be maintained and be made available by Tenants upon request from the estates management team or their appointed Risk Assessors:

  Emergency light testing

  Five year electrical testing

  PAT testing

  Water testing

  Pest control

  Asbestos Management Plans

  Certificates of duct/extract/vent cleaning

  Fire Risk Assessment for their own areas

  Fire equipment testing

  Names/training records of fire wardens/nominated persons

Checks should be carried out by Tenants covering the following:

  Emergency light tests

  Fire alarm tests - a regular weekly time for this test will be agreed with estates management team in advance

  Access to Landlord’s risers in Tenant areas containing electrical and other equipment should be kept clear at all times to enable a proactive response to maintenance issues.
